📝 [C]ontent: The call center hiding inside Meta's AI
🛠 [H]ow-To: Build free buyer/seller tools for lead gen
🔬 [R]esearch: 2,165 agents on what actually prices a home
🎨 [I]nspiration: 230M views, one hot dog, $0 in ads
💡 [S]wipes: The ask for advice email template

📝 [C]ONTENT

Meta's AI assistant is sometimes a human 📞

Meta just told employees its new AI assistant, Muse, "no longer works alone."

Translation: some of the calls it makes for you are handled by humans in call centers.

Muse is Meta's pitch for the assistant that runs your life. Shopping. Email. Finances.

And the new trick: it calls businesses for you. Books the table. Makes the appointment. Sifts through the phone tree.

Then 404 Media got the internal notice. Meta had "added a human agent layer for calls to get completed."

Muse can now hand your request to "a trained human agent, who places the call and works it through."

Employees lost it.

"This has potential for so much negative PR," one wrote.

Another: "please PLEASE do not release this as-is."

Meta's spokesperson said the employee response had been "overwhelmingly positive."

Sure it was.

It's still in internal testing. Nobody outside Meta knows how many calls go to humans. Meta says it will only roll out "with the proper disclosures."

Here's what's funny. The human is the part that works. A trained person finishing the call is why the call gets done.

Nobody's mad a person made the call. They're mad nobody told them.

Why this matters for agents:

Your business runs on the same setup.

Sellers see the sign go up, the photos go live, the offer come in. It looks automatic.

It isn't.

Behind it is you chasing the lender at 8pm, reshooting the kitchen because the light was off, talking the buyer's agent out of walking over a small repair.

Invisible human work (unless you use Beacon). Same as Muse.

Meanwhile, the "AI ISA" vendor demos pure magic and never mentions who's working the leads off-camera.

Don't copy that move.

Say who did the work. "That wasn't a portal alert. That was me watching your street."

Sellers aren't scared of tech. They're scared of being handed off to nobody.

Disclose the human in the loop. It's the best part of your service.

🛠 [H]OW-TO

Stop only giving away PDFs. Build a free tool 👷

HubSpot just said the smartest marketers now give away mini software tools.

Beehiiv gives away a free LTV calculator. HubSpot gives away an AI search grader.

Nobody downloads those and forgets them in a folder. They use them.

I built two as examples so you can see how easy it is without knowing how to code (I used Lovable to build these).

Seller Net Proceeds: It answers the question every seller asks: "How much will I make selling my house?"

Enter the sale price, what you still owe, and your state. You get estimated net proceeds with the costs broken out (closing, prep and repairs, mortgage payoff) plus a typical timeline from prep to close.

My Spotify Wrapped, real estate edition: The year-end recap format everyone screenshots, pointed at real estate.

The rules: it's free. One feature. The name says exactly what it does. It starts on the homepage, no signup, no clicking around.

Do these two jobs:

Pick the question. What do sellers or buyers ask you every week? What's my net? Can I afford the move-up? That's your tool.

Build it with AI. Paste this into Claude Artifacts, Lovable, or ChatGPT Astra:

"Build me a single-page web calculator that answers [QUESTION] for home [SELLERS/BUYERS] in [STATE]. One screen. No signup. Plain-English results. Show the math."

Then put it where people land (homepage, link in bio, email signature), name it what it does, and promote it.

🔬 [R]ESEARCH

99.4% of agents don't pick the portal 🔬

2,165 agents just weighed in on how listing presentations are really going.

The 2026 Survey of Best Practices for CMAs & Listing Presentations from Giant Steps Advisors and Lone Wolf is free, and a few numbers jumped off the page.

89.6% of agents say CMAs will be more relevant moving forward.

In 2020, that was 67%. A 22-point jump in the age of instant online values.

63.7% say pricing is the #1 seller objection. Up from 52.7%.

90.8% trust the MLS most for pricing data. Portals? 0.6%.

And the listings agents lost: 35.4% went with another agent. 33.6% walked over price. Commission? 2.7%.

Two quieter shifts:

Max comps dropped from 11 to 8.7.
Agents prepping their CMA a day or more early went from 35.3% to 47.9%.

Why this matters for agents:

The seller shows up with a website number. Now you know how many of the people who actually price homes pick that site as their go-to source. 0.6%.

Say it out loud: "That site has never been inside your house. Here are the eight sales that matter."

Fewer comps. Tighter story. Prep the day before, not in the car.

Commission barely shows up on the loss list. Price and the other agent do. Win the pricing conversation, and the fee talk gets a lot quieter.

🎨 [I]NSPIRATION

QuikTrip cut a 10-foot hot dog in half 🌭

QuikTrip split an inflatable hot dog in half and put the pieces on opposite sides of a baseball stadium.

Bun at one foul pole. Dog at the other.

Fans had to bounce both halves through the stands, section by section, until they met in the middle.

video preview

Pull it off in time and everyone in the stadium gets a free QuikTrip hot dog coupon. Miss, and the hot dog stays incomplete.

They called it Home Bun. Eight games at Busch Stadium and Kauffman Stadium.

Paid media: zero dollars.

Results: 230M+ views. 5M+ social engagements. About $8.5M in earned media. The Today Show. SportsCenter.

QuikTrip calls it the most successful social activation the brand has ever run.

Here's why it worked. Nobody films a banner. Everybody films a giant bun surfing over their section.

The crowd did the work. The crowd was the media plan.

Steal this for your farm:

Make something your street has to finish together. Not a raffle where one person wins and everyone else shrugs.

Try Pass the Pumpkin. A giant inflatable pumpkin moves house to house down your farm street before Halloween.

Each house posts it, then walks it next door. When it reaches the end of the block, the block party's on you.

One pumpkin. A whole street with phones out.

Stop sponsoring the event. Be the game everyone's playing.

📝 [S]WIPES

Ask for advice, get 55% to reply 💡

AndCo sent a cold email that didn't pitch anything up top. It asked for advice.

65% clicked. 55% replied.

Marketing Examples breaks down why.

People love giving advice. It's a chance to show off what they know. Once they're disarmed, you get to the ask.

The other trick is the close. Spend 30 seconds on their website or socials and find one real point of connection.

Here's the agent version. Send it to a local business owner, a referral you haven't met, or a homeowner in your farm.

Subject: Quick question (you'd know better than me)

Hi [NAME],

I'm putting together a guide for people moving to [NEIGHBORHOOD], and you're one of the people I'd trust on it.

If a friend moved here next month, what's the one thing they should know?

One line is plenty. Happy to credit you in the guide.

Also, [PERSONAL NOTE FROM A 30-SECOND LOOK AT THEIR SITE OR SOCIALS, e.g. "Saw the new patio at the shop. Looked packed Friday."]

Thanks,
[YOUR NAME]

You asked about their world before yours. Rare for a Realtor.

Knwn Local did this last week for an agent in NJ who we work with, and she got 19 people to reply with their current fave restaurant. It works.

Disclaimer: actually build the guide and send it to everyone who replied. That's your second touch, and it's the easiest one you'll ever send.

Thanks for reading the entire list 😁

One more time, because I don't want you to miss it:

Reply AI, and I'll send you our AI for Listings eBook later this week.

Or get it right now by joining the Knwn Local demo I'm running live:
